A reserve study is an essential tool for the successful management of high rise communities. High rise associations are in charge of maintaining common elements and facilities. Over time, though, these elements and components will deteriorate and require replacements or repairs.
Although a high rise community uses regular dues to pay for day-to-day expenses, major replacements or repairs usually need larger funding. Therefore, it is important for a high rise community to maintain a reserve fund, thereby preparing the association for future costs.
High rise association capital planning helps communities discern the level of funding they need at any given time. It includes an assessment of the association’s components and current funding balance, which are then used to come up with a funding plan. A reserve study basically lets you know how much money you need in your reserves and how much each member must contribute to the fund within a set period of time.

It includes a step-by-step guide through the collection process of components and measurements. Using the data you’ve collected, our corporate office compiles your measurements and validates your information to ensure no costly mistakes.
