The Importance of a Homeowners Association Reserve Study

A reserve study is a valuable tool for the successful management of HOA communities. Homeowners associations are responsible for the maintenance of common areas. Over time, the components of these common areas will deteriorate and require replacements or repairs.

 

While an HOA relies on regular member dues to fund day-to-day expenses, major replacements or repairs of assets tend to need heftier sums. As such, it is important for an HOA to maintain a reserve fund, allowing the community to be prepared for future costs.

 

An HOA reserve analysis or study helps associations determine the level of funding they need at any point in time. It includes an evaluation of the association’s components and current funding balance, which are then used for HOA capital planning. A reserve study essentially tells you how much money you need in your reserve fund and how much each member should contribute to the fund within a given timeframe.

 

Without a reserve study, an HOA would be operating blind. It would have no way of knowing whether its reserves are sufficiently funded. Faced with a major cost, the association would then need to turn to special assessments or a loan to pay for the expense.

 

Here are other reasons why a reserve study is important to an HOA:

 

  • Board members have a fiduciary duty to ensure the maintenance of common areas.

  • Certain states have laws requiring homeowners associations to maintain reserve funds and undergo a reserve study.

  • Lending institutions sometimes ask for a copy of the HOA’s reserve study to determine the association’s ability to repay the loan. Many mortgage companies also ask homeowners to supply them with a copy of the HOA’s reserve study to display the long-term financial strength of the association.
